Anyone looking for a place to rent?

My roommate and his soon-to-be fiance are just starting to look at places on their own so I'd like to start looking for a new renter. I have no timetable right now but I'll have a 60 day 'heads-up' for anyone interested. Nothing set in stone yet, but I'd like to be prepared for the eventually inevitable.

Details:
- 2 BR, 2.5 BA townhouse
- 1,600 sq. ft.
- Located in Apple Valley, a few blocks directly behind Home Depot (near Cedar and 42)
- You'll have your own bedroom, bathroom, and upstairs living room (no shared walls with me either!)
- Small backyard with patio, grill and fire pit
- Quiet and trouble-free neighborhood
- Rent: $550/mo + half of utilities (average $110 for electric, gas, DirecTV, wi-fi)
- I may be willing to extend a garage spot as well

Everything's negotiable but that's what my current roommate's paying.
